AMRC has two primary areas of service: Real Property and Indiana Business Tangible Personal Property.
Real Property Taxes
Evaluation. AMRC will obtain the assessor’s records to evaluate how the assessed value was derived. An AMRC associate will make a personal
on-site inspection of the property. Items such as the use of space, specific measurements, quality of construction, condition and the various
forms of depreciation will be addressed. And finally, a market value analyses will be considered in deciding whether an appeal is warranted.
Negotiations. AMRC will then advise the client of our findings and take care of all the necessary steps in filing an appeal if it is decided that an
appeal is needed. Because of AMRC’s reputation, experience and outstanding rapport with local officials we are often able to actually reach an
agreement to reduce the assessment on an informal basis. When a formal meeting is required, AMRC will present a thorough case on our client’s
behalf to gain the best outcome possible.
Savings. If after AMRC completes the entire evaluation, it is determined that the client’s assessment should not be contested, there is
absolutely no fee due from the client. And in cases where a reduction is accomplished, AMRC will not invoice the client until they have actually
realized the savings.
Business Personal Property Taxes
Evaluation. AMRC will analyze the client’s most recently filed return and asset list to identify areas of concern and determine whether the
taxpayer is taking full advantage of all deductions and exemptions available. This includes deleting non-taxable assets from the return; applying
the maximum allowable depreciation; and claiming appropriate exemptions. AMRC specializes in property taxes. This gives us an edge in being
informed of regulation changes as they come through the legislative process; a key area of savings for AMRC clients is applying recent legislative
changes that often go unnoticed for years by those not specializing in property tax.
Recommendations. AMRC will provide our clients with a detailed report of our findings and recommendations fully explaining why a tax
reducing /reporting change is allowable. This often includes siting the appropriate statute or State agency rule or position. It is always the choice
of the client to implement a recommendation. AMRC will prepare or assist in preparing (client’s choice) any required forms.
Savings. As is the case with the real property, there is no fee if no savings is achieved and we do not invoice until the savings is realized.
AMRC can also work with clients to obtain abatements and refunds.
